The Mallorca property market is not uniform. Referring to "the price of property in Mallorca" without specifying the area is as imprecise as quoting a single average price for the whole of Spain. In just 3,640 km², the island contains remarkably different markets: from luxury developments in the southwest with villas exceeding ten million euros, to inland rural municipalities where properties sell for under half a million. Understanding this price geography is the essential first step before beginning any property search. This article analyses the main zones of Mallorca, their market behaviour in 2026, the predominant buyer profile and the types of property you will find in each.
Palma de Mallorca: a capital with markets within markets
Palma is home to approximately 40% of the island's population and offers the greatest diversity of property types and price points. It is not a homogeneous market: within the city several very different sub-markets coexist, each responding to its own logic.
Southwest: Andratx, Puerto Andratx, Camp de Mar and Santa Ponça
The southwest of Mallorca has the highest concentration of international luxury demand on the island. Puerto Andratx in particular is a European benchmark for high-end real estate: villas overlooking the sea, a yacht marina and privacy at prices ranging from €2 million to €20 million. The average transaction price in this area frequently exceeds €5,000–8,000/m² for seafront properties.
North: Puerto Pollensa, Pollensa, Alcúdia and Artà
Northern Mallorca offers a different landscape from the southwest: less densely developed, greener, with the Serra de Tramuntana as a backdrop and turquoise bays. Puerto Pollensa is one of the most sought-after areas among British and Scandinavian buyers, who value its tranquillity, quality of life and more local character compared to the busier southwest resorts.
Serra de Tramuntana: Sóller, Deià and Valldemossa
The Tramuntana mountain range, declared a UNESCO World Heritage Site in 2011, is home to some of the island's most special and sought-after properties: historic fincas, restored stone houses and unique homes in an outstandingly beautiful setting. Sóller — accessible via the famous vintage wooden train — has a very active market with a strong German and French buyer presence. Deià is one of the most prestigious villages in all of Mallorca, with properties reaching seven-figure sums.
